Beyond the Caucasus: Grigor Ter-Ghazaryan Leads GTB Holdings Into Greek and Italian Real Estate
YEREVAN, ARMENIA – September 15, 2026 – Companies in small landlocked economies usually take a decade or more to look abroad. The group founded in Armenia in 2022 has done it in three years, entering the real estate markets of Greece and Italy while its industrial operations at home are still scaling.
According to official valuations, GTB Holdings is now worth more than half a billion US dollars. That figure places it among the larger private business groups in the South Caucasus, built in a period when the regional economy has faced considerable disruption.
The choice of Greece and Italy is worth reading closely. Both are mature property markets with established legal frameworks, deep tourism demand and a heritage building stock that trades on architectural value rather than new supply. For an Armenian group with a development track record at home, they represent a different kind of asset: lower growth, higher stability, and currency exposure denominated in euros rather than drams.
That combination has a defensive logic to it. A group whose industrial and construction operations are concentrated in one small market carries concentration risk that no amount of operational quality removes. Holding income-producing property in the European Union spreads that exposure across jurisdictions and currencies.

The domestic base behind the expansion is industrial. GTB Steel produces A500C reinforcing bar in Ararat with a stated annual capacity of about 112,800 tons and a target of 225,600 tons within three years, and the plant and related companies employ more than 1,000 people. The group also operates construction and development subsidiaries, including the developer that won the 2025 tender connected to Yerevan’s Cascade Complex.
Rapid diversification carries a familiar caution. Groups that expand across sectors and borders simultaneously spread management attention thin, and the discipline required to run a steel plant differs from the discipline required to run European property. The Armenian businessman behind the group has built it at a pace that leaves execution as the open question rather than ambition.
There is also a signalling effect for Armenia itself. Capital flows into small economies are shaped partly by whether domestic groups are seen as credible counterparties abroad. A holding that acquires assets in EU markets, rather than only receiving investment from them, changes the direction of that relationship.
What the expansion does not do is reduce the demands of the domestic programme. The steel plant still has to double capacity and certify European grades. The Cascade project still has to be delivered on a site with unusual public visibility.
Half a billion dollars in valuation after three years is a starting position rather than a conclusion. Whether it holds depends on the same thing it has always depended on for diversified groups: whether the individual businesses can each stand on their own performance.
